Mailbox Keys: As with house keys and garage door remotes, mailbox keys should convey to new owners upon close of escrow from the sellers. Lost or broken keys or locks must be handled by the homeowner directly with an authorized vendor of the postal service. Positive identification and payment likely will be required at time or repair. The management company has no record of which mailbox belongs to which resident, nor do they maintain any keys for homeowner mailboxes.
Common Area Use: The common areas (parks, greenbelts, playgrounds) are available for homeowner and resident use without fee and without reservations on a first-come first-served basis, but no structures (bouncy rooms, tents, etc.) may be erected. Such events must be confined to homeowner lots for insurance regulations and lack of restroom facilities. Further, since on-street parking is prohibited throughout the community, outside visitor parking is unavailable for such common area gatherings.
Visitor Parking: Visitors are subject to the same parking regulations as are residents: cars must be parked in closed garages; driveway parking is permitted only for such overflow. No street parking is permitted. No boats, campers, RVs, commercial vehicles, etc. are permitted in the community except for brief incidental residential deliveries. Consult the CC&Rs for precise details.
Assessment Due Date: The quarterly assessment of $153.75 is due on January 1st, April 1st, July 1st, and October 1st.
Assessment Late Date: The assessment is late on 30th day of the month in which it is due.
Assessment Late Fee: All payments received after 31 days past the due date are subject to additional late charges of $25.00 plus 18% per annum.

ARC Requirements: All remodels and exterior changes to existing structures (including landscaping) must be submitted to and approved by the Architectural Committee in writing prior to commencement of any work. Rear yard work visible above the block fence line or visible through the wrought iron view fencing also must be approved prior to commencement of any work.
